So my wife is basically on my case every single day about our apartment. Like it’s too small, we need space, I hate living here, when are we moving. And I’m just ignoring her basically. She keeps saying we should look at independent builder floors in Gurgaon. Like what do you want me to do? We don’t have that kind of money to buy something. Plus real estate is complicated as hell.
Our Delhi place is cramped. 2 BHK. When her parents come to visit everyone’s literally sitting in the living room because there’s nowhere else to go. My kid can’t even play properly. She’s watching TV all day because we live in a box basically.
Then my company says hey you’re moving to Gurgaon next month. You’re setting up the office. I’m like okay great. My wife immediately calls and says don’t you dare rent. We’re buying something. I’m like no way, that’s too much money. She’s like we’ll figure it out. She just wouldn’t let it go.
First Time Looking at Gurgaon
So we start driving around Gurgaon on weekends. Looking at apartments. DLF this, Godrej that. All these huge buildings with like 2000 apartments. It’s insane. You’re just a unit number. Nobody cares.
We go to like four or five apartment projects. They’re all identical. Tall building, common corridors, shared everything. You walk into your apartment and it’s basically the same size as what we already have but costs way more.
My wife’s getting frustrated. She’s like these are all the same. There has to be something better.
Then my friend Ram calls. He’s like bro why are you looking at apartments? Have you seen independent builder floors in Gurgaon? I’m like what’s that? He’s like trust me, go check them out. They’re way different.
Actually Going to See Independent Builder Floors
So we go check out this independent builder floors in Gurgaon place. First one in Sushant Lok. It’s okay but the building looks like it’s still under construction. Half finished. I’m like nope, not touching this.
We go to another one. Sector 50 I think. That one’s better. You actually have your own entrance. Your own parking spot. Not like apartments where you walk through common corridors and see everyone. This is different.
Then we go to Sector 48. And there’s this project called Roots. We walk around and honestly it feels nice. It’s green. Quiet. Not this concrete jungle vibe.
The independent builder floors in Gurgaon units here are big. 4 BHK. Like 1850 sq ft or something insane. We measure it out and we’re like oh my god this is huge. This is actually a home.
The Whole Buying Thing
My wife’s immediately like we’re getting this. I’m nervous as hell about the price though. The guy says 1.8 crores. I’m like that’s crazy. That’s so much money.
I’m trying to negotiate. I’m like can you do 1.75? He’s like no. Can you do 1.77? He’s like sorry man price is set. I keep asking and he’s just not budging. So finally I’m just like fine whatever. We’ll pay 1.8.
The paperwork is a nightmare. Lawyers, documents, RERA checks. So much back and forth. My wife’s handling most of it because I’m being lazy about it honestly. Everything checks out though. No red flags. Builder seems legit.
They have a payment plan so we don’t have to pay everything at once. That’s helpful because 1.8 crores is insane amount of money.
Possession and Moving
They said possession in 6 months. It takes 13 months. Because of course it does. Every builder delays. We’re just waiting around.
Finally we get the keys. We go to the place and literally just look around for like 10 minutes not saying anything. My wife has tears in her eyes.
We start doing some work. Paint, some repairs. Nothing major. We DIY a bunch of stuff. Takes us 3-4 months to make it feel like ours.
The first night we sleep there I remember my wife just kept smiling. She was like I can’t believe we actually did this. And honestly I was happy too. Like actually happy.
Living Here Now – Three Years
It’s so different living here. My kid actually goes outside now. She plays in the community area. She’s not just glued to a screen.
We can have my wife’s friends over without it being weird and crowded. We have actual space to move around. You can sit and actually breathe.
There’s this little garden area in back. We put some plants. It’s nice in the evening just sitting there. Nothing crazy but it’s ours.
The neighbors are actual neighbors. Not just random people. We know them. We see them regularly. It’s a community feeling not just a building.
Maintenance has been fine. Not as annoying as I thought. They handle the common areas. We handle our own stuff. It’s reasonable.
Why This is Better Than Apartments
Apartments are basically you paying someone to control your life. The society decides everything. Pool closed? Not your problem but also not in your control. Maintenance charges? They decide. You just pay whatever.
With independent builder floors in Gurgaon you actually own something. You have control. You want to change something? You change it. You want to paint your walls blue? You paint them blue. Nobody’s stopping you.
Your own entrance, your own parking, your own everything. You’re not bumping into 50 neighbors every time you leave your house.
The space is just completely different. Like 1850 sq ft versus maybe 1100 sq ft in apartments. It’s not even comparable. You’re not living in a box.
My kid is happier. My wife is happier. I’m happier. That matters more than anything.
The Money Stuff
We paid 1.8 crores three years ago. Now if we sold it would probably go for like 2.3 crores maybe 2.4. So we made like 4-6 lakh a year just from appreciation. Not bad.
If we ever wanted to rent it out we could make decent money. People actually want independent builder floors in Gurgaon. They’re tired of apartments too.
But monthly costs are higher than apartments. We’re spending like 50000-60000 per month on everything. Maintenance, electricity, water, taxes, all that. It adds up.
But you own something. So it’s not throwing money away like rent.
The Bad Parts
I’m not going to lie and say everything’s perfect.
Monthly costs are way higher than apartments. Like significantly higher. We didn’t expect it to be this much honestly.
Selling takes longer. If we needed to move tomorrow it would be hard to sell quickly. Apartments sell faster.
You have to deal with contractors and vendors yourself. Apartment, it’s the society’s problem. Here if something breaks you’re calling someone to fix it.
If you need to move fast, this is a problem.
Real Advice
If you’re moving to Gurgaon and you have some money, look at independent builder floors in Gurgaon. Don’t just automatically think apartments are the only option.
But like only do this if you’re staying for at least 3-4 years. If you’re moving in a year don’t bother. It doesn’t make sense.
Check that the builder’s been around. Not some random new startup. Get a lawyer. Check RERA. Do all the boring stuff properly.
Talk to people actually living there. Not the developer, actual residents. They’ll tell you what’s really up.
Don’t overpay. Negotiate. But at some point they’ll say no and you have to decide if it’s worth it.
Honest Ending
Three years ago I was being stubborn about buying anything. My wife basically had to drag me into it.
Now I’m the one telling people to buy independent builder floors in Gurgaon. That’s how much I’ve changed my mind.
We genuinely love living here. My family is happier. We own something real. It matters.
Would I do this again? Yeah. We’re actually talking about maybe getting another one someday in a different area.
I went from resistant to convinced. That’s real change. That’s what a good decision looks like.
